Netproperty Pty (Ltd) – Booking Terms and Conditions:

1. General Booking Terms

Confirmation and Payment
To secure a reservation, 100% of the total booking amount must be paid in full. Payment must reflect in our nominated bank account within:

  • 3 days for South African bank account payments
  • 7 days for international bank account payments

A booking will only be confirmed once full payment is received, all required documents are signed and submitted, and written confirmation is issued by the owner or their representative. Netproperty Pty (Ltd) reserves the right to cancel any booking if payment deadlines are not met.

Cancellation Policy
All cancellations must be submitted in writing. The cancellation is effective from the date Netproperty Pty (Ltd) receives written notice. Cancellation fees apply as follows:

  • 31 days or more before arrival: 50% of total booking value forfeited
  • 30 days or less before arrival: 100% of total booking value forfeited

Amendments
Booking amendments (e.g., date changes) are at the sole discretion of Netproperty Pty (Ltd) and the property owner. Approved changes may incur additional charges. No refund will be given for reducing the length of stay after confirmation, and daily rates may increase if dates are changed.

2. Guest Verification & Damage Deposit

A refundable breakage deposit may be charged prior to arrival to cover damage, loss, or excessive cleaning costs. Guests will be informed of any deductions within 14 working days after checkout.

3. Use of Property

Occupancy
The property is for holiday accommodation only and must not exceed the approved number of occupants. Written consent is required for additional guests. Unauthorized occupancy may result in a penalty charge of double the nightly rate or eviction.

4. House Rules (Please Read and Accept Before Booking)

Guest Registration

  • All guests must be registered at least 24 hours before arrival.
  • A copy or clear photo of each guest’s passport and valid visa (if applicable) must be sent to us as soon as your booking is confirmed.

Check-In Policy

  • If the building does not allow self check-in, guests must be checked in personally by our representative.
  • Check-ins after 18:00 incur a late check-in fee of ZAR 250.
  • Check-ins after 22:00 incur a late check-in fee of ZAR 450.

Noise & Conduct

  • These apartments are located in residential buildings with permanent residents. Please respect community and building rules.
  • No loud noise after 20:00 and complete quiet is expected after 22:00.
  • Smoking is strictly prohibited inside the unit and within the building. A fine of up to ZAR 1,000 may be issued for violations, and immediate eviction may follow.
  • Occupancy limits: maximum of two people per 1-bedroom apartment and four people per 2-bedroom apartment (including visitors).
  • No overnight guests are permitted unless they are listed on the original booking.

Cleaning Services

  • Complimentary cleaning is only included for stays longer than 7 nights.

Electricity Usage (Long Stays)

  • For bookings of 28 nights or more, electricity is included up to:
  • ZAR 500 per month for 1-bedroom apartments
  • ZAR 1,000 per month for 2-bedroom apartments
  • Any usage beyond this limit will be billed to the guest.

5. Check-in / Check-out

  • Check-in: From 14:00
  • Check-out: By 10:00
    Early check-in or late check-out must be arranged in advance and is subject to availability.

6. Behaviour & Nuisance

Guests must not disturb neighbours or the surrounding community. Loud music or noise after 22:00 is strictly prohibited. Offensive or disruptive conduct may result in immediate eviction without refund.

7. Child Safety

Some properties may have balconies, stairs, or unfenced pools that pose safety risks. Guests with children stay at their own risk and must supervise children at all times, particularly around pool areas.

8. Load Shedding & Power Supply

South Africa experiences scheduled power outages (“load shedding”). While some properties may have backup power, functionality is not guaranteed. Netproperty Pty (Ltd) and property owners are not liable for power interruptions or failures.

9. Internet & Connectivity

Wi-Fi services are provided by third-party service providers. Netproperty Pty (Ltd) and property owners are not responsible for speed, uptime, or reliability of the connection.

10. Maintenance & Access

Any concerns or defects must be reported within 24 hours of check-in. Failure to do so will be considered acceptance of the property’s condition. Reasonable time must be allowed for repairs. Netproperty Pty (Ltd), property owners, or their representatives may access the property for maintenance or emergencies, with appropriate notice where possible.

11. Additional Services

Third-party services (e.g., chefs, babysitting, tours) arranged through Netproperty Pty (Ltd) are contracted directly between the guest and the provider. Netproperty Pty (Ltd) is not responsible for the quality, safety, or performance of these services.

12. Damages & Cleaning

The property must be left in the same condition as received. Excessive cleaning may incur additional charges. Lost keys or remotes may require lock replacements at the guest’s expense.

13. Property Descriptions & Photographs

Descriptions and photos are intended as a general guide only. Features, furniture, or surroundings may change over time. No claims will be considered for such changes.

14. Limitation of Liability

Netproperty Pty (Ltd) and property owners will not be held liable for:

  • Injuries, accidents, or fatalities at the property
  • Loss, theft, or damage to personal belongings
  • Power outages, maintenance issues, or service interruptions
  • Insects, pests, or wildlife presence
  • Noise, construction, or disturbances outside the property
  • Natural disasters or events beyond control (“Acts of God”)

Netproperty Pty (Ltd) acts as an intermediary between guests and property owners and is not responsible if an owner fails to honour an agreement.

15. Disputes & Legal Jurisdiction

This agreement is governed by South African law. Any disputes will be resolved within the jurisdiction of the Republic of South Africa.

16. Breach of Agreement

If a guest breaches these terms, Netproperty Pty (Ltd) or the property owner may cancel the booking and require immediate vacation of the property without refund. Legal action may be taken where necessary.

17. Entire Agreement

These terms, together with the booking invoice, constitute the entire agreement between the guest and Netproperty Pty (Ltd). Any variation must be in writing and signed by both parties. If any clause is found to be unenforceable, the remaining terms remain valid.

By proceeding with a booking, the guest acknowledges and accepts these terms and conditions.
