We have been specializing in self catering property management and rentals since 2002 and have been directly involved ever since. We have gained enormous experience in the marketplace as well as understanding for the needs of the property owners and investors which we call our business partners.

Our goal as property managers is to manage our client’s properties to the extent that their only involvement with their property is to receive a rental revenue check and a monthly income statement each month.  Unlike most property management firms, we charge no mark up on services charged by vendors that service properties under our management.

We have the infrastructure, protocols, procedures and systems in place to ensure smooth operation and optimum utilization.  Our aim is to be the number one website and booking engine for short-term holiday and corporate rentals in Cape Town. We do aggressive marketing through the internet and print media in order to achieve the best possible results.

PROPERTY MANAGEMENT SERVICES INCLUDE:

  • Full property management and marketing
  • Reservations (Short, Medium and Long term rentals)
  • Property inspections on weekly basis with routine inspections upon check-in and departure of guests
  • General maintenance of the property in collaboration with the owner
  • Inventory preservation
  • Checking in of guests and explaining property specifics 
  • Full housekeeping services during and after each stay
  • Frequent property performance evaluations, which will be solution driven and discussed with owners
  • Provide monthly financial statements the will reflect rentals, expenses and commission, with payments to commence before the end of each month.

 

LONG TERM LETTING VS. SHORT TERM LETTING

All owners/investors want to get maximum return out of their investments. The figures in scenarios below will explain how the return on short term letting is more than double than long term letting.

 
Property Value at ZAR 750 000 (Studio/ 1 Bedroom)

  • Long Term Letting = ZAR 4 500 per month max
  • Short Term Letting = ZAR 550 per night x 20 nights* = ZAR 11 000

Property Value at ZAR 1, 500 000 (2 Bedroom Apartment)

  • Long Term Letting = ZAR 7 500 per month
  • Short Term Letting = ZAR 950 per night x 20 nights* = ZAR 19 000

Property Value at ZAR 3 000 000 (Lux 2 Bedroom 2 bathroom Apartment)

  • Long Term Letting = ZAR 10 000 per month
  • Short Term Letting = ZAR 1550 per night x 20 nights* = ZAR 31 500 

*(Short Term Letting is calculated on a occupancy of 65%, we have a 70% occupancy level)

 

LONG TERM LETTING

Advantages:

  • Secure (but inadequate) Rental Income
  • No initial capital outlay for furniture

Disadvantages:

  • Low return on investment with indefinite monthly payments
  • Limited control over tenants
  • Limited access to property for inspection
  • High “weat&tear” on property with permanent occupation
  • Not available for personal use

SHORT TERM LETTING

Advantages:

  • High return on investment with secure monthly payments
  • Regular inspections of the property
  • Lower “wear&tear” on property with less occupancy
  • Available for personal use

Disadvantages:

  • Rental income not 100% secured (50% occupancy considered conservative)
  • Initial capital lay out for furniture
